Why asphalt shingles age

New shingles are flexible because they’re full of oils. Those oils are what let a shingle expand, contract, and shed rain for decades.

Sun and weather slowly dry them out. As the oils deplete, shingles get brittle, they crack, curl at the edges, and shed their protective granules into your gutters. In the Pacific Northwest, the granule story is what we see most: the shingle still lies flat, but the gravel guard is thinning.

Aging is oil loss. That’s the specific problem rejuvenation targets.

What Roof Maxx actually is

Roof Maxx is a plant-based oil treatment sprayed onto the roof. It soaks into the shingles and restores the flexibility the sun took out, independent lab testing shows a single application restores waterproofing and flexibility for up to five years, and the treatment can be repeated up to three times.

That’s potentially fifteen extra years on a roof that would otherwise be heading toward a replacement quote. At roughly 15 to 20 percent of the cost of replacement per treatment, the math is worth understanding before you sign anything.

What it can’t do

This is the part most rejuvenation marketing skips, so let’s be explicit. Roof Maxx restores flexibility to structurally sound shingles. It does not:

Fix what’s already broken. Cracked, missing, or wind-damaged shingles need repair first. Treatment goes over a sound roof, not a damaged one.

Reverse severe deterioration. If the granules are mostly gone and the mat is exposed, the shingle is past saving. Oil can’t rebuild what has worn away.

Fix installation defects. Bad flashing, poor ventilation, and rotted decking are not oil problems.

Last forever. It buys time, up to five years per application. That’s the honest pitch: time, at a fraction of replacement cost.

The right candidate

The ideal Roof Maxx roof is 8 to 18 years old: aging and drying out, but structurally intact. Shingles lying flat, decking solid, granule loss present but not severe.

If your roof is newer than that, it likely needs nothing but maintenance. If it’s much older, or failing, treatment would be wasting your money, and we’ll say so. The point of offering replacement, repair, and rejuvenation under one roof is that we don’t need to bend the diagnosis toward the only product we sell.

Attic checks are rare in this industry. We do them on every inspection, because a roof that’s cooking from poor ventilation ages fast no matter what’s sprayed on top.
