Can skylight issues be repaired, or do they require replacement?

Many skylight leaks are a flashing issue rather than a skylight failure. If the skylight itself is cracked, sealed, or leaking at the frame, resealing the surrounding flashing and reseating the skylight is often the right solution, not a full replacement. We assess the actual cause during the inspection before recommending anything.

What are nail pops, and are they a serious issue?

Nail pops happen when roofing nails back out of the decking over time, pushing shingles upward. They’re a common issue on aging roofs and can create gaps where wind-driven rain enters. Left unaddressed, they can lead to shingle displacement and water intrusion. They’re relatively straightforward to repair when caught early.

Why do pipe boots fail over time?

Pipe boots are rubber or metal boots that seal around plumbing vents where they exit the roof. The rubber degrades under UV exposure and becomes brittle and cracked, typically within 10–15 years. A cracked pipe boot is one of the most common sources of otherwise unexplained attic leaks. Replacement is a simple repair that eliminates the problem entirely.

Can ice dams really cause roof damage?

Yes, ice dams form when heat escaping through the roof melts snow, which then refreezes at the cold eaves and blocks drainage. Water backs up under the shingles and can saturate the underlayment, decking, and eventually the interior of the home. Proper attic insulation and ventilation prevent ice dams from forming.
