Most homeowners do not have that sitting in checking, and they should not have to. Here is how roof financing actually works in Washington, what a monthly payment looks like, and the questions to ask before you sign anything.
Where the number comes from
Roof replacement in the Greater Seattle area runs $700 to $1,200 per square installed, and a typical home has 20 to 30 squares. We broke the whole thing down in our post on what roof replacement costs. The short version: pitch, tear-off layers, deck condition, penetrations, and material tier decide where you land.
Financing does not change that number. It changes how you pay it.
The three ways homeowners pay for a roof
Cash or savings. Simplest, no interest. If you have it and the roof cannot wait, this is usually the cheapest path.
A home equity loan or HELOC. Lower interest rates because the loan is secured by the house, and the interest may be tax-deductible. The trade-off is time. A HELOC can take weeks to close, which is a problem when the roof is leaking now.
Contractor-arranged financing. This is what most homeowners use for a roof. What a monthly payment actually looks like
The honest way to think about a roof loan is as a monthly number, because that is how you will live with it.
Here is illustrative math, not a quote. A $20,000 roof financed over 10 years at roughly 10 percent works out to about $265 a month. Stretch the same loan to 15 years and it drops to about $215, though you pay more interest over the life of the loan. Your actual rate depends on your credit profile and the program you qualify for.
For a lot of households, $215 to $265 a month is the difference between replacing a failing roof this fall and patching it through another winter while the deck rots underneath.
Same-as-cash and reduced-rate offers
Our lenders regularly offer promotional plans on qualifying projects. The two you will see most:
Same-as-cash. Pay the balance within the promo window, typically 12 or 18 months, and you owe no interest. Useful if you are expecting a bonus, a tax refund, or the sale of something, and just need the roof done now.
Reduced-rate plans. A lower fixed rate over a longer term, in exchange for a small dealer fee that is built into the project. Useful if you want the lowest monthly number and plan to take the full term.
Zero-percent offers exist too, when available. Ask what is running when you get your estimate.
When insurance pays instead
If your roof was damaged by wind, a fallen tree, or a storm, financing may be the wrong tool. That is an insurance claim. Homeowners policies generally cover sudden storm damage, and they generally do not cover wear and tear on an old roof.
The difference matters, and it is why we inspect and document before anyone talks about money. If it is storm damage, we work with your adjuster and the roof gets paid for the way it should. If it is age, financing is the honest path, and we will tell you that plainly.
Questions to ask before you sign
Is the rate fixed or variable? Is there a prepayment penalty if I pay it off early? What is the total cost over the full term, not just the monthly payment? Is the promo rate conditional on paying off by a certain date, and what happens if I miss it? Is the loan secured by my home?
A good lender answers all of those in two minutes. A good contractor will sit with you while they do.
