It is the most common thing we hear once October arrives: “We know the roof needs replacing. We will just wait until spring.”
Sometimes that is fine. Often it is not. A roof that is already failing in October has to get through seven months of Pacific Northwest rain before spring shows up. The good news is that waiting usually is not necessary. Roofs get replaced around Greater Seattle and the Eastside all fall and winter, and our roof replacement crews work straight through the season.
Here is how it actually works when the weather turns, and how to decide whether to go now or wait.
Yes, roofs get replaced in the rain season
Our winters are wet, but they are rarely wet every hour of every day. Most asphalt shingle replacements take one to two days, and that work gets planned around the forecast. Crews watch the weather closely and schedule the tear-off for a dry window.
The key rule is simple: we never leave a roof open. Only as much roof is torn off as can be dried in, with new underlayment, the same day. If weather moves in, the exposed section is protected before anyone leaves.
What changes in cold weather
Shingle sealing. Asphalt shingles have a seal strip that bonds with heat from the sun. In cold weather it takes longer to activate. Crews follow the manufacturer’s cold-weather application steps, which can include hand-sealing shingles so they stay down in wind until the strips fully bond in warmer weather.
Materials handling. Shingles get stiffer in the cold and can crack if handled roughly. They are stored dry and installed with care.
Decking. Wet wood is a problem no matter the season. Any soft, rotted, or water-damaged decking found during tear-off gets replaced before anything goes over it.
Shorter days. Less daylight means tighter schedules. That is part of why the dry-in rule matters so much.
None of this lowers the quality of the roof or the warranty. A correctly installed winter roof carries the same CertainTeed materials warranty and the same 15-Year Leak-Free Guarantee on workmanship as one installed in July.
When waiting until spring makes sense
If your inspection shows a roof that is old but still sound, with no active leaks, no soft decking, and shingles that are worn but holding, waiting a few months can be a reasonable plan. Many homeowners use that time to compare options and line up the budget. Our roof financing options are worth a look if spreading the cost out helps you move sooner.
When waiting costs you more
Waiting is a bad bet when:
– The roof is already leaking. Every rain sends more water into the decking, insulation, and ceilings. A leak in October is a much bigger repair by March. – The decking is soft or stained. Rot spreads in wet weather. More bad wood means more to replace when the roof finally comes off. – Shingles are curling, cracking, or missing. Our winter windstorms find weak shingles first. – Your insurer is asking about the roof. Some homeowners hear from their insurer about an older roof. Waiting does not make that conversation easier.
If the roof truly cannot wait but you are not ready to replace it, a repair can buy time. We can patch active leaks and apply temporary leak mitigation to keep the house dry until the replacement. Our roof repair crews will tell you honestly whether a repair is a sensible bridge or money spent on a roof that is done.
The upside of a fall or winter replacement
Easier scheduling. Spring and summer fill up fast as everyone who waited calls at once. In the off-season it is often easier to get the install date you want.
You stop worrying. The biggest benefit is simple. You go into the rest of the rainy season with a new, dry roof instead of watching the ceiling every time it rains.
