What Squatch Found on the Inspection

The 21-point inspection ran May 6, 2026. In the attic, the photos show oriented strand board sheathing on trusses, blown insulation, and a duct run through the space. Then a drone covered the roof from above and at low angles over each slope.

  • The shingle field: a laminate shingle in a tan and brown blend, with the tabs lying flat and no missing or lifted pieces visible on any slope the drone photographed.
  • The roof form: a large multi-hip roof with several valleys, which means a lot of hip cap and a lot of valley.
  • Ventilation and penetrations: rows of plastic box vents near the hips, plastic pipe flashings, and a tall metal flue on one rear slope.

Why We Recommended Roof Maxx Instead of Replacement

Roof Maxx is for a roof whose shingles are still in one piece. That is what the May 6 drone photos show here: a laminate field lying flat, with no missing or lifted tabs. Nothing in the inspection pointed at a repair or a tear-off, so the recommendation was the treatment, with the tune-up that comes free with it to take care of the small things at the vents and caps before spraying. Squatch is not against replacement; it is against replacing a roof that does not need it yet.

How the Project Was Completed

July 9, 2026, one morning visit. The crew started by tying the ladder off at the gutter with a strap. The tune-up came next. The photos walk penetration by penetration across the roof: each plastic box vent, each pipe flashing, the metal flue, and the hip caps. Fresh dark sealant shows over the fastener heads on the hip caps, on the box vent flanges, and on the corners of the flue flashing. One vent photo shows grime caked along the vent’s lower lip.

Then the treatment. Roof Maxx went on slope by slope. The mid-application photos show a clean line across the roof where treated shingles turn light gray above untreated tan ones. Every slope was coated by late morning, and the last photos are a walk around the finished roof from the hips.

The Finished Result

Every slope was treated and the exposed fasteners at the caps, vents, and flue were sealed in the same visit. The completion photos show the roof light gray from the fresh application. Roof Maxx soaks into the shingles over the following days, and the light cast fades back toward the shingle color, so there is no dry after photo from the day of the job. The roof is covered by the Roof Maxx 5-year transferable warranty.

What This Roof Maxx Treatment Cost

Project investment range: $4,400 to $7,000. This range reflects the scope of this completed project and is not a current quote. It is anchored on the final invoice total, which includes Washington sales tax.

Roof Maxx pricing scales with roof size, and this is the highest-priced Roof Maxx job Squatch has documented so far; the other treatment posts ran $1,700 to $4,700. The roof form added to it: a multi-hip roof with several valleys has more hip cap and more edges to treat, and more vents and flashings for the tune-up to go over, than a simple gable of similar size.

What Homeowners With Similar Roofs Should Know

The tune-up is where the leaks are. On this roof the shingle field was intact. The work that needed hands was at the hip caps, the vent flanges, and the flue, where fastener heads sit in the weather. If you are getting Roof Maxx, ask to see the tune-up photos, not just the spray photos.

A light gray roof right after treatment is normal. The after photo on this page looks frosted. That is the fresh product sitting on the surface, and it soaks in. Do not judge the color on day one.

Plastic box vents age faster than the shingles around them. The grime-caked lip on one of these vents is a reminder that vents are worth checking on their own schedule.

The project investment range was $4,400 to $7,000 for a Roof Maxx treatment of every slope of a large multi-hip roof, with the roof tune-up included free. The range reflects this project’s scope and is not a current quote.

What did the tune-up include on this roof?

Why was Roof Maxx recommended instead of a new roof?

One morning visit on July 9, 2026, covering the tune-up and the treatment of every slope. The job closed the same day, about two months after the May 6 inspection.
