Squatch Roofing replaced the roof on a single-story home with a long gable ridge in Kirkland, WA 98034 in September 2026. The August 24 inspection found the old gray shingles worn, with the surface granules scuffed thin. On September 15 the crew tore the roof off to its plywood deck, dried it in with CertainTeed RoofRunner underlayment, and started CertainTeed Landmark PRO shingles. The roof was finished and the job closed out on September 16, two days on site.

What Squatch Found on the Inspection
The 21-point inspection ran August 24, 2026 and started in the attic, then moved to the roof and the eaves.
- Attic: plywood sheathing on rafters, blown insulation between the joists, white plastic vent pipes strapped up to the rafters, and vent openings at the gable ends.
- Shingle surface: close-ups show the granule surface scuffed and worn thin in patches, with loose granules collecting on the shingles.
- Eaves: the inspector lifted a shingle edge at the gutter line to check how the first course was lying.
- Soffits: the eave photos show the soffits vented through rows of round holes along the house.
What We Recommended
Squatch quoted a full tear-off and a CertainTeed Landmark PRO roof, with intake screens added to the ventilation. The homeowner approved it. The final invoice came in at the approved quote plus Washington sales tax: no change orders, no added decking, nothing found at tear-off that changed the price.
What We Installed
- Shingle: CertainTeed Landmark PRO, a laminate (architectural) asphalt shingle, in the color the job file records as Max Def Evergreen. On the finished roof it reads as a green blend.
- Underlayment: CertainTeed RoofRunner synthetic underlayment across the full deck, with new metal edge at the eaves.
- Ventilation: a ridge vent running under the new ridge cap shingles, plus intake screens. The invoice prices the screens each and does not record how many.
- Penetrations: new pipe flashings at the plumbing vents.

How the Project Went, Day by Day
September 15: the crew put out yard signs, covered the garage front and the planting beds with tarps, and staged the Landmark PRO bundles along the ridge. Tear-off came next, down to the plywood deck. By mid-morning a full slope was down to the deck, and by afternoon RoofRunner was down, the edge metal was on at the eaves, and the first green courses were going on from the gutter line up. September 16: by the completion photos, shingling was finished across both slopes and the ridge cap was on over the ridge vent. The crew went back into the attic, where light now shows along the peak at the ridge vent, then photographed every pipe flashing, the ridge, the edge metal, and each slope before closing the job out the same day.

The Finished Roof
Both slopes now carry Landmark PRO over RoofRunner, with a ridge vent under the cap along the full ridge. The completion set includes a check most homeowners never see: at each pipe flashing, a crew member lifted the shingle above it to show the flashing seated underneath, then photographed it.

What This Roof Replacement Cost
Project investment range: $12,900 to $20,300. This range reflects the scope of this completed project and is not a current quote. It is anchored on the final invoice total, which includes Washington sales tax.
This is the lowest-priced replacement Squatch has documented so far; the other replacement posts run from $17,800 to $47,600. The reasons are in the job file. It is a simple gable roof on a single-story house, which is quick to tear off, dry in, and shingle. There is no chimney flashing or skylight work on the invoice. And the plywood deck needed no replacement sheets, so the final invoice matched the quote plus tax.
What Homeowners With Similar Roofs Should Know
Roof shape drives price as much as size. A long, plain gable with a few pipe vents is a two-day job here. Hips, valleys, chimneys, and skylights are where time and flashing go on other roofs.
Ask what happens to the price if the deck is bad. This deck was plywood and nothing was replaced, so nothing changed. Know the answer before tear-off, not after.
Ask to see the flashing under the shingles. Pipe flashings are covered by the course above once the roof is done. The completion photos here show each one with the shingle lifted, which is the only way to see it after the fact.
