Squatch Roofing replaced the roofs on three structures at a wooded property in Snohomish, WA 98290 in July 2026 with CertainTeed NorthGate ClimateFlex shingles, and took the old gutters off with them. The job installed new 6 inch K-style gutters, downspouts, and Alu-Rex Double Pro gutter covers, new chimney flashing, and new decking wherever the old deck failed. The July 3 inspection scored the roof 11 out of 20. The crew tore off on July 28, had the main house shingled by July 31, and the completion photos with the new gutters and covers were taken August 3.

What Squatch Found on the Inspection
The 21-point inspection on July 3, 2026 covered the house, the attic, a drone flight over the roof, and the outbuildings on the property. The paper inspection sheet scored the roof 11 out of 20.
- Shingles: the gray shingle surface was worn, with fir needles caught in the joints between tabs.
- Exposed nails and drip edge: the inspector circled two items on the sheet, nail pops or exposed nails, and the drip edge.
- Gutters: a gutter along one eave was packed with needles, and at one hip corner the old gutter and its edge metal had come loose, with debris piled on the hip above it.
- Satellite dish: the inspection notes record that the dish on the roof would come off with the old roofing.
- Outbuildings: the inspector also photographed a detached shop with a stone-faced front and a smaller outbuilding, both with moss and needles on their shingles.

What We Recommended
The estimate offered three CertainTeed shingle options, Landmark, Landmark PRO, and NorthGate ClimateFlex, and every option carried the same extras: an allowance of 20 additional 4×8 decking sheets, new gutters and downspouts, chimney flashing, and gutter covers. The homeowner chose NorthGate ClimateFlex across all three structures. Because the gutters were being replaced anyway, the scope removed the old open-back gutters entirely and upgraded to 6 inch K-style gutters with Alu-Rex Double Pro covers, so the new roof edge and the new gutters went on together.
What We Installed
- Shingle: CertainTeed NorthGate ClimateFlex with matching hip and ridge cap. The job records the color as Max Def Espresso Brown.
- Underlayment: CertainTeed RoofRunner over the full deck, with a black membrane run up the valleys and along the walls first.
- Decking: new plywood across large parts of the house.
- Flashing: new chimney flashing, brown metal flashing where the roof meets the stone veneer walls, and brown pipe flashings with black collars.
- Ventilation: a ridge vent under the ridge cap and brown metal box vents.
- Gutters: new brown 6 inch K-style gutters and downspouts in place of the old open-back gutters.
- Gutter covers: Alu-Rex Double Pro, a perforated cover over the gutter opening.

How the Project Went, Day by Day
July 28: the crew held a safety meeting, posted overhead-work signs, and started the tear-off on the house. The deck under the old shingles was in poor shape in several places: stained OSB with holes through it along one edge, dark, holed decking near the satellite dish, and rotted, delaminated sheathing in a corner where the roof meets a wall. On one long slope the old deck came off down to the rafters, which showed insulation packed into the bays between them. By the end of the day long runs of new plywood covered those slopes.
July 29: tear-off moved to the rest of the house and the detached shop. More new plywood went on at the hips and ridges, and on one roof section the crew cut the old deck out to the framing before re-sheathing it. By evening the shop was stripped to its deck.
July 30: RoofRunner covered the house, with the black membrane in the valleys and up the walls, and shingling started. The ridge vent went in along the ridges under the new cap.
July 31: the completion photos of the house show every slope shingled, the dormer finished, and brown flashing along the walls.
August 3: the final set of photos shows the new brown gutters with Double Pro covers, the flashing at the stone walls and the vents, and a check of the attic from inside.

The Finished Roof and Gutters
The house now carries NorthGate ClimateFlex over RoofRunner (the line item covers all three structures), with a ridge vent, brown flashing at the walls and penetrations, and new chimney flashing. Along the eaves, the old open-back gutters are gone, replaced by 6 inch K-style gutters with perforated Double Pro covers.

What This Roof Replacement Cost
Project investment range: $62,800 to $98,700. This range reflects the scope of this completed project and is not a current quote. It is anchored on the final invoice total, which includes Washington sales tax.
Three things drove this price: three structures roofed in one job, a complete gutter replacement with covers on top of the roof, and decking. The estimate built in 20 extra sheets, but the photos show far more of the house re-sheathed than that, and the final invoice carries two decking lines and ran above the approved quote.
What Homeowners With Similar Roofs Should Know
Doing gutters with the roof saves a second disturbance at the edge. On this house the old gutters came off with the shingles, so the new roof edge, gutters, and covers were set together instead of fitting new gutters to a finished roof later.
Decking is decided on tear-off day. The holes, the rot at the wall, and the slope that came off to the rafters only showed once the shingles were up. If your estimate has a decking allowance, ask how extra sheets are billed.
Needles end up in the gutters. This lot is ringed by firs, and the inspection found needles in the shingle joints and packed in the gutters. Covers were part of every option on the estimate.
